Grupo Mar Egeo works with real estate opportunities that are not always appropriate for broad public marketing. We build relationships with investors first, understand what they are looking for, and introduce relevant opportunities as they emerge across Mexico.
Not every real estate investment takes the form of purchasing a finished property. Opportunities may involve existing assets, land, presale real estate, development participation or project-specific structures connected to a particular property or development.
The appropriate opportunity depends on the investor’s objectives, capital, timeline, preferred level of involvement and tolerance for different stages of real estate risk.
Residential, hospitality or other real estate where the investment thesis may involve income, appreciation, repositioning or a combination of these factors.
Land, early-stage projects and development opportunities where value may be created through planning, construction, commercialization or longer-term market growth.
Selected opportunities to participate in a real estate project alongside developers, landowners or other investors under a project-specific structure.
Some opportunities are time-sensitive, privately structured or intended for a relatively small group of investors. Others are still at a stage where a public campaign would not be appropriate.
For that reason, Grupo Mar Egeo does not treat private investment opportunities like a public property catalog. We share information selectively after understanding the investor and determining whether the opportunity is relevant to their interests.
An attractive projected return does not by itself make a strong real estate investment. Location, market demand, acquisition price, development costs, timing, capital structure, commercialization and exit assumptions all influence the underlying opportunity.
Before presenting an investment as compelling, we want to understand what is expected to create value, what assumptions the project depends on and where the principal risks sit.
Knowing an investor before a project becomes available allows for a much more relevant conversation. We typically want to understand preferred markets, investment size, property or project type, timeline, return objectives and whether the investor prefers direct ownership or participation in a larger development.
That information helps us distinguish between an opportunity that is merely available and one that may actually be appropriate for the investor.
Grupo Mar Egeo is not limited to a fixed list of investment markets. We evaluate opportunities according to the underlying property, market fundamentals, structure and potential rather than geography alone.
Our work may include established residential and tourism markets, emerging development areas, land opportunities and other locations where the fundamentals support closer evaluation.
Tell us what you are interested in, the approximate level of capital you are considering and the types of real estate opportunities you would like to evaluate. We can use that information when relevant private opportunities become available.
